Some questions that may spring to mind :-
1. What can I do with my land ?
Walk, camp, climb, build bonfires, carry out environmental projects, watch and encourage wildlife, organise family parties or events, take up new hobbies, play games or learn new skills.
In most circumstances you could fish, shoot, work with wood, build camps or tree houses, have swings, slides, tunnels and walkways, plant and landscape, dig ponds and do a whole host of things that are not allowed on ‘public’ land.
2. Can I stay awhile ?
Yes – camp all you like, have campfires and pitch a tent for the weekend or just sleep under the stars. Enjoy getting back to basics and learning new skills.
3. Can I cut down trees ?
As a general rule trees only count if they are over 8cm width at breast height. You may also cut (without permission) five cubic meters of timber in each calendar quarter. But every piece of land is different, so please check first.
4. What can I build ?
Consider tree houses, camps, storage shelters, slides, swings, ponds etc. There is a whole host of things that you can create to make your land more valuable and exciting.
5. Can Anyone Roam On My Land ?
Almost certainly ‘No’, at least not in England and Wales. Assuming of course that your land is not designated as ‘common land’, there is no ‘right to roam’. Consideration must be given to ‘rights of way’, but if this applies to your land, it will undoubtedly have been made clear to you by your solicitor.
You may, however, wish to encourage neighbours as they often form useful friendships and can help you to care for your land. Alternatively, appreciate the solitude and privacy your land will bring you.
